On Thursday, April 24th at 10:00 a.m. at Windsor Town Hall Council Chambers there will be a workshop for commercial property owners on Commercial Property Assessed Clean Energy (CPACE). CPACE is a financing structure in which building owners borrow money for energy efficiency, renewable energy, or other projects and make repayments via an assessment on their property tax bill. The financing arrangement then remains with the property even if it is sold, facilitating long-term investments in building performance. The workshop is presented by the CT Green Bank and SustainableCT.
Eligible Property Types ·Commercial, industrial, non-profits, houses of worship, hotels, education, manufacturing, office, retail, multifamily (5+ units) ·No residential properties (1-4 units), no municipal, state or federally owned properties
Eligible Measures ·Retrofit: ·Energy efficiency (HVAC, insulation, high efficiency lighting, windows, insulation, building management systems, & more) ·Renewable energy upgrades (solar, geothermal, fuel cell, & more) ·Related costs (i.e. roof replacement required for solar installation) ·Electric Vehicle Charging Infrastructure ·Climate Resilience measures ·New Construction: New construction or gut-renovation projects designed to be high-performing who are seeking additional construction capital
Eligible Project Size ·$30,000 or greater
Characteristics of Good Candidates (not eligibility requirements) •Properties built before 2010 (post-2010 are typically energy efficient) •1,000+ sq. ft. •Gross assessed value of over $100,000 •Owner occupied is best, but landlord/tenant, multitenant structures can also work •Simple ownership structure
